FIRST HOME BUYING SHOULD FEEL
STRUCTURED, NOT STRESSFUL.
When you understand the process and your numbers early, everything becomes clearer. You know what matters. You know what can wait. You know what to do next.
THE ROADMAP
8 stages, one clear path.
From financial readiness to settlement day.
Financial Readiness & Goal Setting
Understand where you stand financially before anything else.
This step is about getting an honest picture of your savings, spending, and debts, and setting a clear goal before you look at a single property.
Borrowing Power & Pre-Approval
Find out how much you can borrow and get conditionally approved.
Borrowing power depends on more than your income. Lenders look at your debts, expenses, and spending patterns, and the way you apply matters too.
Deposit Strategy
How much you've saved matters, but so does how it's structured.
Lenders don't just look at the amount. They look at how your savings were built. A deposit that looks solid on paper can still cause problems if it's not structured the right way.
Define Your Property Requirements
Separate needs from wants before emotions take over at an open home.
The clearer your criteria before you start searching, the faster and less stressful the process becomes. Most buyers skip this step and pay for it later.
Property Search
Inspect with purpose. There's more to assess than what you can see.
Open homes are designed to look good. Knowing what to look past and what to look for is what separates confident buyers from overwhelmed ones.
Select a Conveyancer
Get your legal representative sorted before you need them.
In a competitive market, not having a conveyancer ready when you find a property can slow you down at a critical moment. This step is easy to overlook and worth doing early.
Making an Offer or Bidding at Auction
The rules are different for private sale and auction. Know both before you're in the room.
There are things you must have in place before you sign or bid, and things that cannot be undone once you do. The details at this stage really matter.
Settlement Prep & Settlement Day
Final approval, a last inspection, then ownership transfers and the keys are yours.
Settlement involves more moving parts than most buyers expect, and there are a few things that can go wrong right at the end. Being prepared makes the difference between a smooth day and a stressful one.
